Under Dubai's rental law (Law No. 26 of 2007), the landlord is responsible for all major maintenance and repairs to the property's structure and essential systems, which includes the air conditioning unit. Since the AC leak is the source of the moisture causing the mold, the repair of the AC unit itself falls to the landlord.
Your responsibility as a tenant is typically limited to general upkeep and reporting issues promptly. You have already done this by identifying the leak and the resulting mold. The recurring black mold indicates an active moisture source that wiping alone cannot resolve. For a case like this, you should formally notify your landlord or property management company in writing about the AC leak and the persistent mold growth. It is advisable to include clear photographs of the leak, the damp wall, and the mold patch. The landlord should then arrange for an AC technician to repair the leak at the source. Once the leak is fixed, the wall must be properly dried and the mold remediated. Simply wiping the surface is insufficient, as the mold roots (hyphae) can penetrate porous materials like drywall. In Dubai's humid climate, untreated dampness will cause mold to return rapidly. For a recurring patch, a professional inspection can assess if the wall material itself needs treatment or replacement to prevent regrowth and ensure the space is healthy. |
