Who is responsible for black mold behind bedroom wardrobe?« Back to Previous Page

We've lived in our Marina apartment for two years and just noticed a large patch of black mold growing behind the wardrobe in the master bedroom. It must have been there a while, hidden by the furniture, and the humidity has been awful lately. Are we responsible for cleaning this up and paying for the damage, or is this something the landlord or building management needs to handle?

In the UAE, responsibility for mold remediation in a rental property is typically determined by the cause, as outlined in Dubai Law No. 26 of 2007 (Amended by Law No. 33 of 2008). If the mold growth behind your wardrobe is a direct result of a structural defect, such as a leaking pipe within the wall, a faulty external seal, or rising damp from a construction issue, the financial responsibility falls on the landlord. They are obligated to maintain the property's structure and ensure it is habitable.

However, if the mold is determined to be caused by tenant lifestyle factors—specifically inadequate ventilation leading to excessive humidity condensation—the tenant may be held responsible. Dubai's high ambient humidity, combined with year-round AC use, creates significant temperature differentials that cause condensation on cold surfaces, especially behind large furniture items like wardrobes placed against exterior walls. A lack of regular ventilation to expel humid air accelerates this process.

Given that the mold is extensive and was hidden, a professional inspection is critical to determine the root cause. Our certified inspectors use moisture meters, thermal imaging cameras, and air quality tests to identify the source of the moisture conclusively. This evidence-based report is essential for discussions with your landlord or building management and is often required for insurance claims.

Do not attempt to remove significant mold growth yourself, as improper handling can aerosolize spores and contaminate other areas. For a definitive assessment and a legally valid report, I strongly recommend you contact our team at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a comprehensive inspection. We can then guide you on the appropriate remediation protocol and the correct party to assume responsibility for the costs.
