Who is responsible for black mold from a possible hidden leak?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a huge patch of black mold in the back of the bedroom closet that shares a wall with the bathroom. I'm worried it's been there a while and might be from a hidden leak. Who is responsible for the cleaning and repairs, me or the landlord, and should I ask them to do a proper inspection for moisture?

Responsibility for mold remediation depends on identifying the source. If the mold is due to a structural leak from plumbing or a faulty seal in the building envelope, the landlord is typically responsible for repairs under Dubai rental law. You, as the tenant, are responsible for issues caused by your own actions or a lack of general ventilation.

Given the location sharing a wall with the bathroom, a hidden pipe leak or seepage through the wall is a strong possibility. You should formally notify your landlord or property management company in writing immediately. Include clear photographs. Request they send a professional to conduct a moisture inspection using a moisture meter to locate the exact water source—this is crucial. Do not attempt to clean it yourself until the leak is fixed, as it will just return.

In Dubai’s humid climate, mold can grow rapidly from condensation if the AC is not set correctly. However, a "huge patch" in a concealed area strongly suggests an ongoing moisture issue. A proper inspection will determine the cause. If the landlord is unresponsive, you can reference the Rental Dispute Center, as a persistent leak affecting habitability is grounds for official complaint. For health reasons, a professional assessment is always recommended to ensure the mold is properly remediated after the leak is repaired.
