Who is responsible for black mold from AC condensation?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a patch of black mold spreading from the corner of the bedroom ceiling after this last humid spell. The AC unit is right near it and I'm constantly wiping condensation off the windows. Who is responsible for getting this treated, me or my landlord, and should I ask them to check the AC as the possible cause?

In Dubai, the landlord is generally responsible for rectifying structural issues like mold caused by AC condensation, as per the standard tenancy contract (Law No. 26 of 2007). This includes repairing the AC unit if it's the source of excess moisture. Your first step is to formally notify them in writing, with photos, to request an inspection and remediation.
The constant window condensation you describe is a classic symptom of high indoor humidity, a common issue here where ACs run year-round. The unit near the mold patch is a likely culprit; it may be undersized, faulty, or its drain line could be clogged, causing it to dehumidify poorly and leak moisture into the walls and ceiling. You should absolutely ask them to have a certified HVAC technician inspect and service the AC. Treating the visible mold without fixing the underlying moisture source is a temporary fix—it will return. For a spreading patch, a professional inspection is warranted to assess the extent within the ceiling cavity. The remediation process should involve identifying the moisture source, correcting it, then safely removing the contaminated materials. A company with its own microbiology lab can provide definitive identification and post-remediation verification testing, which is the best way to ensure the issue is fully resolved for your family's health. |
