Who is responsible for black mold in my rental apartment?« Back to Previous Page

My kids have been coughing and I suspect it's the black mold that's been spreading in the master bedroom closet for the past couple of months, probably from the AC unit leaking. We're in a rented apartment in Jumeirah Lakes Towers and our contract is up for renewal soon. Who is responsible for dealing with this and the cost, me or my landlord, and what's the best way to approach them about it?

Based on UAE Civil Code and the standard Dubai rental contract (Ejari), the landlord is fundamentally responsible for maintaining the structural integrity and habitability of the property. This includes the proper functioning of all installed systems, such as the air conditioning unit. Since the black mold in your closet is a direct result of a leaking AC—a pre-existing fixture—the responsibility for remediation and the associated costs falls on your landlord.

The humid climate in Dubai, combined with year-round AC use, creates a perfect environment for mold if a moisture source is present. A leaking AC unit is a severe issue that requires immediate professional attention, not just for the mold but for the root cause. The health symptoms you describe, particularly in children, are a serious concern and underscore the urgency.

The best approach is to formally notify your landlord or property management company in writing. Reference your Ejari registration number and clearly state the issue: a leaking AC unit has caused significant black mold growth in the master bedroom closet, which is now affecting your family's health. Attach clear photographs as evidence. Politely but firmly request that they arrange for a professional mold inspection and remediation service to address both the moisture source and the contamination.

For a case of this severity, we strongly recommend a certified professional inspection. DIY cleaning is ineffective and can exacerbate spore dispersal. Our team at Saniservice specializes in diagnosing the exact mold species, identifying the full extent of the moisture intrusion, and executing a complete remediation protocol to ensure the environment is safe. We also provide detailed reports that can be used to communicate with your landlord.

Given the health implications and your upcoming renewal, we advise acting swiftly. For an immediate consultation, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com.
