Who is responsible for black mold repair in a rental?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner where the bathroom wall meets the ceiling in our Marina apartment. It seems to be getting worse, especially after our long showers. Who is responsible for handling this kind of repair, the building management or me as the tenant, and what's the fastest way to get it sorted?

In the UAE, specifically Dubai, responsibility for black mold remediation in a rental property is typically determined by the cause of the moisture. According to standard tenancy contract provisions, the landlord is responsible for the structural integrity of the property and repairs arising from inherent building defects, such as a leaking pipe within the wall or a faulty external sealant that allows water ingress. This would include the resultant mold damage.

However, as a tenant, you are responsible for maintaining the property in a clean and hygienic condition. If the mold is a direct result of tenant behavior—such as inadequate ventilation leading to excessive condensation from long, hot showers—the onus for cleanup and minor repairs often falls on you. The persistent high humidity of the Dubai climate, combined with year-round air conditioning that can create significant temperature differentials, leads to massive condensation buildup. This is a very common issue in areas like Marina.

Given its location at the wall-ceiling junction, this likely points to a condensation problem exacerbated by potential minor seepage or insufficient insulation. The fastest resolution is to first notify your building management and landlord in writing with photos. They must investigate for any structural cause. For a definitive assessment of the moisture source and the extent of the infestation, a professional mold inspection is critical. We at Saniservice specialize in this, using thermal imaging and moisture meters to identify the root cause. Do not attempt to simply paint over it, as this will not address the underlying moisture issue.

For immediate advice and to schedule a comprehensive inspection, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a detailed report that clearly outlines the cause, which is essential for determining final responsibility between you and the landlord.
