Who is responsible for black mold repair in my apartment?« Back to Previous Page

We've lived in our Jumeirah Village Triangle apartment for 2 years and just noticed a big patch of black mold spreading on the wall behind our bedroom wardrobe. It’s been incredibly humid lately and I’m worried it’s from a leak in the building’s external wall. Who is responsible for fixing this and the cost of any repairs, us as tenants or the building management?

Responsibility depends on the source of the moisture. In Dubai apartments, the building management is typically responsible for structural issues like leaks from external walls, roof leaks, or faulty central AC systems that cause condensation. As a tenant, you are responsible for issues originating from inside the unit, such as condensation from a standalone AC unit, internal plumbing leaks you caused, or lack of ventilation leading to humidity buildup.

Given your location in Jumeirah Village Triangle and the description of the mold behind a wardrobe on an external wall, a building leak is a strong possibility, especially after recent humid weather. The first step is to inform your building management or landlord in writing immediately. They have an obligation to address structural defects. Do not attempt to clean it yourself, as disturbing it can spread spores.

Request a professional inspection to identify the moisture source definitively. A proper assessment can determine if it's a penetrating leak from outside or condensation due to the wall being cold from AC and poorly insulated—a common issue here. This report will be crucial evidence for assigning repair responsibility. For extensive mold, remediation by a certified company is advised to ensure it is removed safely and the root cause is fixed to prevent recurrence.
