Who is responsible for fixing AC leak and mold?« Back to Previous Page

The AC in my bedroom has been leaking a little and now there's a pretty big patch of black mold spreading on the wall behind the wardrobe. I've been wiping it with vinegar but it keeps coming back. Who is responsible for fixing this and the water leakage—me as the tenant or is my landlord supposed to handle it?

Based on UAE tenancy law (Law No. 26 of 2007), the responsibility for structural repairs and maintenance of major fixtures, including the central air conditioning system and the building envelope, falls upon the landlord. An AC unit leaking water is a maintenance issue for the property owner to rectify. Your responsibility as a tenant is typically limited to reporting the issue in a timely manner and allowing access for repairs.

The persistent black mold growth is a direct result of that unaddressed moisture intrusion. Your attempt at remediation with vinegar is a common DIY approach; however, vinegar is often ineffective against more resistant mold species and, crucially, does not address the underlying moisture problem. In Dubai's high-humidity climate, where AC systems run year-round, condensation leaks are a primary cause of indoor mold. The mold will continue to return until the AC leak is professionally repaired and the accumulated moisture within the wall cavity is properly dried.

For a situation of this magnitude, a professional inspection is strongly recommended. Our certified mold inspectors at Saniservice can conduct a comprehensive assessment to determine the full extent of the moisture damage and mold colonization, often using tools like moisture meters and thermal imaging cameras that see beyond the wall surface. We provide a detailed report that can be used to formally notify your landlord of the required remediation scope.

We advise you to formally notify your landlord in writing about the AC leak and mold growth immediately. For a professional inspection and a definitive solution to the mold problem, please call Saniservice at 800-MOLDS (800-66537) or email us at hello@saniservice.com.
