Who is responsible for fixing AC-related ceiling mold?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a bunch of black spots spreading from the corner of the bedroom ceiling after the recent humidity. The AC unit is right there and it constantly drips, which I think is causing it. Who is responsible for getting this cleaned and fixed, us or the landlord?

Under Dubai's rental law (Law No. 26 of 2007), the landlord is responsible for all major maintenance and repairs to the structure of the apartment, including the central AC system and the building's exterior. Since the mold is a direct result of a faulty AC unit that is constantly dripping, the repair of the AC unit itself and the resultant damage to the ceiling and walls is typically the landlord's obligation.
Your first step is to formally notify your landlord or property management company in writing, with clear photos of both the mold growth and the dripping AC unit. This establishes the cause and effect. They are generally required to address the root cause—the AC repair—to prevent recurrence. For the mold remediation itself, the responsibility can depend on the lease agreement, but the landlord must provide a habitable property, which includes fixing the water intrusion source. Given Dubai's high humidity, this type of condensation-related mold is common. A professional inspection is recommended to confirm the mold is surface-level and hasn't spread into the ceiling void. The AC drip pan and drain line likely have a blockage or malfunction that needs immediate attention to stop the moisture problem. |
