Who is responsible for fixing an AC leak causing mold?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a couple of months, and now I'm finding black mold spreading on the wall behind my clothes. I’ve wiped it down with bleach but it keeps coming back, and my landlord says it's not his problem since the AC unit itself is working. Who is actually responsible for fixing the leak and treating the mold, me or the building management?

In Dubai, the landlord is generally responsible for fixing structural issues like an AC leak that is causing mold, especially when it's damaging the property. The unit may be "working" in terms of cooling, but a persistent leak indicates a fault in the condensate drain line or installation that requires repair. This is a maintenance issue for the property owner.

Your use of bleach is a common but ineffective approach. Bleach only removes surface discoloration on porous materials like drywall and concrete; it does not kill the root structure of the mold, which is why it returns. In Dubai's high humidity, the moisture from the leak will ensure regrowth within days. The wall likely needs targeted professional drying and antimicrobial treatment after the leak is fixed.

For resolution, document everything with photos and send a formal written notification to the landlord or building management, citing the leak's origin and the resulting property damage. If they remain unresponsive, you can escalate the matter to the Dubai Land Department (DLD) or the Rental Dispute Center (RDC), as the landlord is obligated to provide a habitable premises free of health hazards. For your health and to verify the extent, a professional inspection with moisture mapping and air testing can provide a documented assessment of the problem, which is strong evidence if a dispute arises.
