The AC in my bedroom closet has been leaking for a while, and now I’m finding black mold spreading on the wall behind my clothes. I’ve told my landlord’s maintenance guy twice, but he just wipes it and it comes back worse a week later. Who is legally responsible for properly fixing this and paying for the damaged wall and cleaning – me or the landlord?

The landlord is legally responsible for repairing the source of the leak and the resulting mold damage. Under UAE tenancy law, the property owner must maintain the structure and essential services, including the AC system. Your responsibility is to report the issue promptly, which you have done.

A temporary wipe is insufficient. The leak must be fixed at its source, likely a clogged drain line or faulty installation, and the affected wall area requires professional remediation. In Dubai's high humidity, mold will recur unless the moisture source is eliminated and the contaminated materials are properly treated or replaced.

For persistent issues, escalate your communication in writing to the landlord or property management company, detailing your previous reports. If unresolved, you can file a formal complaint with the Dubai Land Department's Rental Dispute Center (RDC). Before any repair, document the damage with photos and videos as evidence.
