Who is responsible for fixing mold in my AC?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a weird damp smell for a couple of weeks. I finally pulled the filter out yesterday and the entire plastic housing behind it is covered in thick black and green fuzzy mold. I’m really worried it’s been blowing spores all through the apartment. Who is responsible for fixing this kind of issue, the building management or do I need to call a specialist myself?

In Dubai, responsibility depends on the AC system's ownership. If it's a central chiller system common in Jumeirah Village Circle apartments, the building management is typically responsible for the main unit, ductwork, and chilled water supply. The damp, moldy housing you describe is likely part of this central system.

Your first step is to immediately report the issue in writing to your building management or owner's association, including clear photos of the mold. The Dubai Municipality Housing and Building Permits Regulation supports tenant rights to a safe and healthy environment, which includes functional AC. Document all communication.

Given the extensive visible growth, a professional inspection is strongly advised to assess spore spread. The high humidity and constant cooling cycles here create ideal conditions for rapid mold colonization deep within the unit. While management handles the mechanical fix, you may need a specialist for independent verification and to check for secondary contamination in your apartment, as spores will have circulated. A certified inspector can provide the lab report needed to ensure the remediation by management is complete and effective.
