We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling, right near the AC vent. It’s gotten worse since the humidity spiked last month. Who is responsible for fixing this and the cost – is it me as the tenant or my landlord?

The responsibility for fixing this typically falls on your landlord. The key is proving the cause is a structural or maintenance issue, not tenant-caused condensation.

In your case, the location near the AC vent is a major clue. This black mold is almost certainly due to one of two landlord-responsible issues: a leak in the AC condensate drain line inside the ceiling void or insufficient insulation around the vent causing condensation. The high humidity has simply accelerated the growth. You should notify your landlord in writing immediately, include clear photos, and request a professional inspection to identify the moisture source.

Do not attempt to simply clean the visible patch yourself. Without fixing the underlying water issue, it will return quickly. A proper fix requires a technician to trace the condensate line for blockages or leaks and repair the insulation. The landlord is responsible for this remediation cost. For documentation, a mold inspection report from a company with a microbiology lab can definitively link the growth to the AC system, which strengthens your case with the landlord.
