Who is responsible for fixing recurring bathroom mold?« Back to Previous Page

We've been in our Jumeirah Village Circle apartment for almost a year, and the black mold in the corners of our bathroom ceiling is getting worse, especially since the weather got more humid. I wipe it away, but it just comes back stronger a week later. Who is responsible for fixing this properly – is it my job as the tenant to clean it, or is the landlord supposed to handle the underlying moisture issue?

Based on Dubai Municipality regulations and the standard tenancy contract, the responsibility for addressing recurring mold is typically divided. As the tenant, you are responsible for routine cleaning and maintaining adequate ventilation to prevent condensation. However, the landlord is legally obligated to address the underlying structural or systemic defect causing the persistent moisture issue.

The recurring black mold in your JVC bathroom ceiling is a classic symptom of a chronic humidity problem, exacerbated by our climate. The condensation forms because the bathroom's moist, warm air is hitting a cold surface—likely the concrete ceiling slab, which is cooled by the AC in the adjacent room or the apartment above. Simply wiping the surface is a temporary fix; the mold's root structure (hyphae) remains embedded in the porous paint and plaster, allowing it to regrow rapidly.

For a proper remediation, the landlord must rectify the source. This often involves improving the bathroom's mechanical ventilation (checking the exhaust fan's CFM rating and ensuring it vents externally, not into the ceiling void) and potentially treating the ceiling with anti-fungal primers and moisture-resistant paint after the existing growth is professionally remediated. Attempting to clean it yourself with bleach is ineffective and can exacerbate spore release.

Given the persistent nature, we strongly recommend a professional inspection to identify the exact moisture source and provide a formal report for your landlord. Our certified teams at Saniservice use thermal imaging and moisture meters to diagnose these issues accurately.
