The wall behind our wardrobe in the master bedroom has a spreading patch of black, fuzzy mold, and we only spotted it when we moved the furniture to clean last week. We've been in this Marina apartment for about a year and the AC is constantly running, but the room always felt a bit damp. Who is responsible for dealing with this and the potential damage to our own furniture – us as tenants or the building management?

Responsibility depends on the source of the moisture. In Dubai's humid climate, this is often due to condensation from an imbalanced AC unit not properly dehumidifying the space, which is typically the building management's responsibility to maintain and repair. However, if the moisture is from an internal leak within your apartment's plumbing, that may also fall on the landlord.
You should first notify your building management or landlord in writing with clear photos. They are generally responsible for the structural integrity of the building, including fixing leaks and remediating mold on walls caused by those issues. The damage to your own furniture, however, is usually a tenant's responsibility to address. Given the mold is spreading and was hidden, a professional inspection is critical. They can identify the exact moisture source—whether it's a failed AC drain line, poor insulation causing condensation, or a slab leak—which determines liability. In many Marina apartments, constantly running AC that isn't properly draining is a common culprit. Do not attempt to clean it yourself with bleach, as this can worsen airborne spores without solving the dampness. |
