Who is responsible for mold inspection and repair?« Back to Previous Page

The wall behind my wardrobe in the bedroom has been getting these black spots for the last couple of months, and the musty smell is really strong now that the weather is so humid. I’ve tried wiping it down with vinegar, but it just comes back. My landlord says it’s because we run the AC too high, but I’m worried it’s a leak in the wall. Who is actually responsible for getting this professionally inspected and fixed, me or the landlord?

Landlords in Dubai are typically responsible for structural repairs, including hidden leaks that cause mold. You are responsible for general maintenance like AC filter changes and controlling indoor humidity. The key is proving the cause.

You should formally request they arrange a professional inspection to identify the moisture source. A proper inspection uses moisture meters and thermal imaging to find hidden leaks without destructive testing.

If the landlord refuses, you can file a complaint with the Dubai Land Department's Rental Dispute Center (RDC). They generally side with tenants when the issue affects habitability, which
