The AC in our bedroom has been leaking a bit for the last few weeks, and now I’m seeing black spots spreading on the wall behind the headboard. We’ve lived in this Jumeirah Village Triangle villa for over a year with no issues until now. Who is responsible for arranging and paying for a proper mold inspection here, me as the tenant or my landlord?

Since the leak is the source of the moisture causing the mold, the landlord is typically responsible for both the repair and the resulting damage remediation.

This leak, combined with Dubai's high humidity, creates an ideal environment for mold to spread quickly behind walls and into insulation. A professional inspection is strongly advised to determine the full extent, as what's visible on the wall is often just a fraction of the problem.
