Who is responsible for mold removal cost, me or landlord?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold I just found in the corner of our master bedroom closet. We've lived in this Jumeirah Village Circle apartment for two years and it's gotten worse since the recent humidity. Who is responsible for handling this and the cost, me or my landlord?

Mold remediation cost responsibility in Dubai rentals depends on the cause. The landlord is responsible for structural or building-related defects that cause moisture intrusion, such as leaking pipes, faulty window seals, or a compromised building envelope. You, as the tenant, are typically responsible for mold resulting from your lifestyle habits, like inadequate ventilation leading to condensation or failing to use the AC to control humidity.

Given the location in a closet—an area with minimal plumbing and poor air circulation—the cause is often condensation from high humidity. Dubai's climate, especially during the recent humid period, makes this a common issue. Year-round AC operation is essential to remove moisture from the air; if the AC isn't run sufficiently or the closet door is kept closed, humidity can spike and mold can grow.

Your first step is to formally notify your landlord or property management company in writing, with photos of the mold. They should arrange for a professional inspection to determine the moisture source. If the inspection finds a building defect, they cover the full remediation cost. If it's deemed a tenant-related humidity issue, the cost may fall to you. For health concerns like persistent coughing in children, a professional assessment is strongly recommended to identify the mold species and properly remove it.
