Who is responsible for mold removal costs, tenant or landlord?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a big patch of black mold behind our bedroom wardrobe. It must have been growing for a while, hidden from view, and we only saw it when we moved the furniture to clean. The dehumidifier runs constantly, but the wall feels slightly damp. Are we responsible for paying the mold removal costs, or is this something the landlord has to handle?

Responsibility for mold removal costs in Dubai rentals depends on the cause. The landlord must address structural defects like leaking pipes, faulty waterproofing, or building envelope issues that cause the damp wall. The tenant is responsible for mold resulting from their own actions, such as poor ventilation, not using the AC, or causing specific water damage.

Given the hidden nature of the mold behind the wardrobe and the constant dehumidifier use, a professional inspection is critical to determine the source. In JVC and similar communities, high humidity and condensation from AC units are common culprits. The inspection should identify if the dampness is from an internal wall leak, external seepage, or simply condensation trapped behind the furniture. A lab test can also confirm the mold type, which is important for health reasons.

Before any remediation, document everything with photos and formally notify your landlord or property management company in writing. They are typically obligated to investigate and rectify issues pertaining to the property's structure and maintenance. Do not attempt to remove significant mold yourself, as improper handling can spread spores.

For a verifiable resolution, the process should start with a diagnostic inspection to pinpoint the moisture source. This evidence-based approach clarifies responsibility and ensures the correct, long-term solution is applied, rather than just cleaning the visible mold.
