Who is responsible for mold treatment in a Dubai rental?« Back to Previous Page

We've lived here for 2 years and just noticed these black, speckled patches spreading in the corner of our master bedroom closet, right on the wall. It's been really humid the last few months and the smell is quite musty. Our tenancy contract is a bit vague about repairs. Who is legally responsible for getting this treated here in Dubai, the tenant or the landlord?

Responsibility for mold treatment in a Dubai rental depends on the source of the moisture. The landlord is legally obligated to maintain the property’s structure. If the mold is due to a structural issue like a leaking pipe, faulty window seal, or rising damp from a crack in the wall, the landlord must arrange and pay for both the repair and the subsequent mold remediation.
As a tenant, you are responsible for damage caused by your own negligence or lifestyle. In Dubai's humid climate, this often relates to inadequate ventilation. If the mold results from consistently not using the AC, blocking vents, or creating excessive indoor moisture without proper airflow, the cost of cleaning may fall to you. The musty smell and location in a closet suggest high humidity and stagnant air, which is a common issue. Your first step is to formally notify your landlord or property management company in writing, with photos. They should send a maintenance person to identify any structural leaks. If the cause is ambiguous, a professional mold inspection can definitively identify the moisture source. For a small, contained area, cleaning with a vinegar or diluted bleach solution may suffice, but proper moisture control is essential to prevent regrowth. For any spread beyond one square meter, or if the musty odor is pervasive, professional remediation is advised to ensure it is handled safely and effectively. |
