The AC in my apartment seems to be constantly leaking, and now I've found black mold spreading along the wall behind the wardrobe in my master bedroom. It's been getting worse since the humidity spiked last month. Who is responsible for fixing this and the cost of cleaning, me or my landlord?

The responsibility depends on the source of the leak. Under UAE rental law (Law No. 26 of 2007), landlords are typically responsible for the maintenance of the main structure of the property and its core systems, including the central AC unit and its condensate drain lines. If the leak originates from the AC's internal drainage system, which is a fundamental part of the building's cooling infrastructure, the landlord is usually obligated to repair it.

Tenants are generally responsible for issues resulting from their own negligence or damage. However, the high humidity and constant AC use in Dubai create prime conditions for condensation and drain line clogs, which are common wear-and-tear issues. The black mold is a direct consequence of the unresolved moisture from the leak.

Your first step is to formally notify your landlord or property management company in writing, with clear photos of both the leak and the mold growth. Request an immediate inspection to determine the leak's origin. For significant mold spreading on walls, a professional inspection is advised to assess the extent behind the wardrobe. The landlord should cover the cost of repairing the AC leak and the subsequent mold remediation required to restore the property, as it stems from a maintenance issue they are responsible for addressing.
