Who pays for black mold removal in a rental, tenant or landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a big patch of black mold in the corner of our master bedroom closet, behind some storage boxes. It's definitely been there a while and I'm worried it's from a hidden leak in the wall. With the recent humidity, it seems to be getting worse. Who is responsible for handling this and the cost, me as the tenant or my landlord in Dubai?

The responsibility for mold removal in a Dubai rental depends on the source of the moisture. Under the Dubai Rental Law, landlords are responsible for maintaining the structural integrity of the property. If the mold is due to a hidden plumbing leak, a crack in the wall allowing water ingress, or a faulty AC unit, the landlord is typically responsible for the repairs and the subsequent mold remediation.

However, tenants are responsible for damage caused by their own negligence. If the mold is a result of tenant behavior—such as failing to use the AC to control humidity, severely obstructing ventilation, or not reporting a minor leak in a timely manner—the cost could fall to the tenant.

Given your description of a large patch behind boxes in a closet, a professional inspection is strongly recommended to identify the moisture source. This is critical in Dubai’s climate, where high humidity and condensation can mask a serious structural issue. A certified inspector can use moisture meters and thermal imaging to determine if the wall has a leak, which is a landlord’s responsibility, or if it's a case of localized condensation due to poor air circulation.

Your first step is to formally notify your landlord or property manager in writing with photos. They should arrange for an assessment. Do not attempt to remove it yourself, as disturbing it can spread spores. If the landlord is unresponsive, you can file a case with the Rental Dispute Center (RDC) in Dubai, as a habitability issue like this falls under their purview. The inspector’s report will be the key evidence in determining liability.
