The AC in my apartment in JLT seems to be leaking a little bit, and now we've got a patch of black mold growing on the wall behind the bedroom wardrobe. It's been getting worse for a couple of weeks and I'm worried about it spreading. Who is responsible for getting this professionally treated and paying for it, me as the tenant or my landlord?

The responsibility depends on the source of the leak. Under Dubai tenancy law, the landlord is generally responsible for the structural integrity and maintenance of the main building systems, including the AC unit and its condensate drain line. If the leak originates from this, they are typically liable for the repair and resulting mold remediation.

As a tenant, you are responsible for reporting issues promptly and for damage resulting from negligence. If the leak was caused by you not reporting a known AC issue or from your own actions, you could be held responsible. Document everything: take clear photos of the mold and the leak, and formally notify your landlord or property management company in writing immediately. Delaying this notification can shift liability to you.

Given Dubai's high humidity, mold can spread rapidly through spores. A professional inspection is crucial to correctly identify the moisture source and the mold type. Do not attempt to clean it with bleach, as this can exacerbate the problem. The landlord should arrange for a certified professional to handle the remediation, as improper removal can cause spores to spread to other areas of the apartment.
