Who pays for mold inspection: tenant or landlord?« Back to Previous Page

We've lived in our Jumeirah apartment for 2 years and just noticed a patch of black mold spreading from behind the wardrobe in our master bedroom. It’s been incredibly humid lately and the room doesn't get much sunlight. As a tenant, am I responsible for getting and paying for a professional mold inspection, or is that the landlord's duty to handle?

In the UAE, particularly in high-humidity climates like Dubai where condensation and year-round AC use are prevalent, the responsibility for mold inspection and remediation is typically dictated by the tenancy contract. Generally, structural issues and defects in the building's envelope that cause water intrusion (e.g., leaking pipes in the walls, faulty external waterproofing) are the financial and legal responsibility of the landlord or property owner. This would include the professional inspection to diagnose the root cause.

However, if the mold growth is determined to be a direct result of tenant behavior—such as inadequate ventilation, failing to use the AC to control humidity, or creating excessive moisture—the costs could fall to the tenant. The patch behind the wardrobe you describe is a classic symptom of a localized humidity issue, often exacerbated by furniture placed against an external wall creating a cold spot where condensation forms.

Given the circumstances, your first step is a formal written notification to the landlord or property management company. We strongly advise against attempting to clean significant growth yourself, as improper handling can aerosolize spores and exacerbate the problem. A professional inspection is crucial to identify the moisture source, assess the extent of contamination, and determine liability. Our certified inspectors at Saniservice use thermal imaging, moisture meters, and air quality tests to provide a definitive report that can be used to resolve responsibility disputes.

For a comprehensive assessment and to protect your health and tenancy rights, we recommend scheduling a professional evaluation. Call us at 800-MOLDS (800-66537) or email hello@saniservice.com for expert assistance.
