Who pays for mold removal from AC leak in Dubai?« Back to Previous Page

The AC in my bedroom has been leaking for a while, and now I've found a big patch of black mold spreading on the wall behind the wardrobe. It’s been humid for the last couple of months and it’s definitely gotten worse. As a tenant in Jumeirah Village Circle, who is responsible for arranging and paying for the mold remediation – me or my landlord?

Generally, the landlord is responsible for repairs and resulting damage caused by a faulty fixture, like an AC unit leaking due to a maintenance issue. The tenant is typically responsible for damage they cause through negligence.

In Dubai, your tenancy contract is key. Review the maintenance clause, which often specifies that the landlord handles structural and major appliance repairs. Since the leak originated from the AC (a landlord-provided appliance), the responsibility to fix the leak and the resulting mold remediation likely falls to them. You must notify them in writing immediately.

For a significant hidden growth like this, a professional inspection is advised to assess the full extent behind the wall. The persistent Dubai humidity accelerates this problem. Document everything with dated photos and maintain written communication with the landlord to establish a clear record.
