Who pays for mold removal from hidden leak in Dubai?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for 2 years and just noticed a large patch of black mold spreading from behind the wardrobe in the master bedroom. It must have been growing for a while, hidden by the furniture. The wall feels damp, and I'm worried it's from a hidden leak in the building's plumbing. Am I responsible for the mold removal costs, or is this something my landlord needs to fix?

The responsibility for mold removal costs depends on the source of the moisture. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the structural integrity of the property, including fixing hidden leaks in plumbing, AC condensation lines, or the building envelope. You, as the tenant, are typically responsible for issues arising from your own negligence or lack of ventilation.

Given your description of a damp wall hidden behind furniture, this strongly suggests a building-related leak, not tenant-caused condensation. Your first step is to formally notify your landlord or property management company in writing, with clear photos of the mold and the damp wall. They are generally obligated to investigate and repair the leak at their cost.

Do not attempt removal yourself. Disturbing a large patch can aerosolize spores throughout your apartment. The underlying moisture issue must be solved first, or the mold will return quickly in Dubai's humid climate. A professional inspection can identify the exact moisture source and extent of growth, which is crucial evidence for your landlord.

Once the leak is fixed by the landlord, remediation can begin. The removal cost responsibility can be negotiated, but if the leak was their responsibility, they often cover the remediation as well. For a case this severe, hiring a company that provides before-and-after lab testing is the only way to verify the space is truly safe and the allergen load has been measurably reduced.
