Who pays for mold repair in Dubai: tenant or landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading from the corner of the bedroom ceiling, right above the window. It’s gotten much worse since the heavy fog last month. My landlord says it's from us running the AC too cold, but I think it might be a leak. Who is actually responsible for the inspection and repair costs in Dubai, the tenant or the landlord?

Responsibility for mold repair in Dubai typically falls on the landlord, as they are responsible for maintaining the structural integrity of the property. The key factor is the source of the moisture. Your landlord’s claim about AC temperature is a common misconception; running the AC cold actually reduces humidity, which inhibits mold growth.
The mold above your window is a classic sign of water intrusion, likely from a leak in the building envelope or a faulty sealant around the window frame, exacerbated by the high humidity and condensation common in Dubai's climate, especially after heavy fog. This is a maintenance issue, not tenant-caused damage. For a formal resolution, you should report the issue in writing to your landlord or property management company, requesting a professional inspection to identify the moisture source. A proper inspection involves moisture mapping and often thermal imaging to find the hidden leak, not just surface cleaning. If the landlord is unresponsive, you can file a complaint with the Dubai Rental Dispute Center (RDC). They will require evidence, so documenting the mold's spread with dated photos is crucial. Until resolved, keep the area as dry as possible and ensure the room is well-ventilated to help manage its spread. |
