Who should I contact for balcony mold after repairs?« Back to Previous Page

Our building did some external repairs on our balcony in Jumeirah a few months back, and now I’ve just discovered a patch of black mold behind my daughter’s wardrobe on the adjoining wall. She’s been having allergy-like sniffles for a couple of weeks, and I’m really worried it’s connected. Who is the right party to contact first for a proper inspection and remediation, the building management or should I hire a private company myself?

Contact your building management first, as the mold is likely a direct result of the recent external repairs. Under Dubai's Strata Law, the building's Owners' Association is typically responsible for maintaining and repairing common property, which includes the external building envelope, balconies, and structural walls. They are obligated to address defects arising from their work.

Simultaneously, you should arrange for a professional indoor health inspection. This is critical for two reasons. First, a certified inspector can determine if the visible black mold is the cause of your daughter's symptoms by identifying the species and spore concentration in the air. Second, they will provide a documented report that proves liability, which you can present to the building management to ensure they cover the cost of proper remediation.

The Dubai climate means any breach in the building's waterproofing from construction work allows humid air to condense inside walls, creating a perfect habitat for mold. Simply wiping the spot is insufficient; the hidden moisture source within the wall must be found and sealed.

A reputable remediation company will use containment barriers and HEPA filtration to prevent cross-contamination during the removal process. The building's contractor may offer to fix it, but ensure their solution includes a full moisture assessment and post-remediation verification testing from an independent party to confirm the space is truly resolved and safe.
