Who to call first for bathroom mold: plumber or specialist?« Back to Previous Page

My ensuite bathroom in our villa in Mirdif has been smelling damp for a while, and I finally pulled back the vanity cabinet today. The wall behind it is covered in black and green fuzzy mold, and the baseboard is completely soft and rotten. I think the leak is from the sink's plumbing. What's the fastest way to get this professionally treated and who should I call first, a plumber or a mold specialist?

Based on the severity you've described—extensive visible growth, structural damage to the baseboard, and a persistent damp smell—this is a serious contamination that requires a specific protocol.

Call a certified mold inspection and remediation specialist first, before a plumber. Here’s why: a mold specialist, like our team at Saniservice, will first conduct a comprehensive assessment to determine the full extent of the contamination, including the species of mold and any potential hidden growth within the wall cavity. This is critical for developing a safe and effective remediation plan. The humid Dubai climate and constant AC use can cause mold to spread rapidly through the property's HVAC system, creating a cross-contamination risk.

The remediation process must be handled according to IICRC S520 standards for professional mold removal. Our technicians will set up containment with negative air pressure to prevent spores from dispersing into your villa during the work. Only after the mold is fully remediated and post-clearance testing confirms the air quality is safe should a licensed plumber be engaged to permanently fix the leak source.

Attempting to fix the plumbing first can disturb the mold colony, aerosolizing spores and significantly increasing the risk of widespread contamination and health issues. For immediate professional assessment and remediation, call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com. We will manage the entire process, including coordinating with trusted plumbers once the environment is secure.
