Who to call for mold in Dubai apartment: management or private?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of the building. The dehumidifier has been running non-stop but doesn't seem to be helping. Who is the best professional to call in Dubai to properly assess and fix this, the building management or a private company?

Start with building management. Dubai law (Strata Law No. 6 of 2019) generally holds them responsible for the building's structure and envelope. Since the mold is on an external wall, it is highly likely this is a condensation or water intrusion issue from outside, which is their responsibility to investigate and fix at the source.

You should formally report it to them, including clear photographs. They should send their maintenance team to inspect the external wall for cracks or compromised insulation and address the leak.

However, for the mold assessment and safe remediation inside your apartment, a private specialist is often necessary. Building maintenance crews are not typically equipped for proper microbial investigation or containment. A professional inspector can use moisture meters and thermal cameras to pinpoint the exact moisture source and take air/surface samples for lab analysis to identify the mold type. This documented evidence is crucial if the building management disputes the cause.

For the actual cleanup of the affected clothing and building materials, a remediation company follows protocols to contain the spores, remove contaminated porous items like drywall, and use HEPA filtration to clean the air. This prevents the mold from spreading to other areas of your home during the process.

The constant dehumidifier running is a strong indicator that the humidity source is significant and persistent, likely beyond what a portable unit can manage. This is a common issue in Dubai due to the high ambient humidity combined with cold spots on poorly insulated external walls, creating perfect conditions for condensation and mold growth.
