Is green ceiling discoloration mold?« Back to Previous Page

After the heavy rains last month, I noticed a greenish discoloration starting to form on the ceiling of my bedroom. It’s only in one corner but it's getting bigger by the day, especially after they turned off the AC for maintenance. The place is also starting to smell musty. Do you think this falls under the landlord’s responsibility or should I be concerned about it?

Yes, the greenish discoloration observed on your ceiling is most likely mold. Mold can start to grow under such conditions where there's excess moisture and a damp environment – something that heavy rains could facilitate. Given the UAE climate which often sees high humidity levels, coupled with AC maintenance interruptions, it’s not surprising you're noticing this.

In terms of regulations in Dubai/UAE, according to the Environmental Health Regulations No. 43 of 2015 and related guidelines from the Department of Economic Development (DED), landlords are generally responsible for maintaining property in a safe condition that doesn’t pose health risks. Mold growth can indeed be considered a potential health hazard, so this could fall under their responsibility.

However, to ensure accurate identification and proper remediation, it's highly recommended you consult with a professional mold inspector or hygienist. They will use specific testing methods to confirm the presence of mold and determine its type, which dictates the necessary remedial actions. The UAE doesn't have stringent regulations mandating immediate action by tenants, but it is advisable to address this promptly for health reasons.

Given your situation, I would advise you to contact a professional inspection company such as Saniservice (phone: 800-MOLDS or 800-66537; email: hello@saniservice.com) who can provide detailed analysis and remediation advice. It's also crucial to ensure that the area is kept dry, perhaps by temporarily using a dehumidifier if AC isn't functioning properly.

Remember, mold spores can spread rapidly, so swift action is recommended to prevent further damage or health issues. Keep windows closed to avoid more moisture entering the room and maintain good ventilation where possible until you can get professional assistance.
