The AC in our villa's guest bedroom has been leaking a little water onto the carpet for a while. We had a small patch of black mold appear on the skirting board after the last humid spell, and even though we cleaned it, I'm worried it will just come back. What's the most effective long-term solution to stop this for good, beyond just wiping it away?

The most effective long-term solution requires a systematic approach. First, you must stop the water intrusion. AC leaks are typically caused by a clogged condensate drain line, a damaged drain pan, or insufficient insulation on the cold water pipes causing excessive condensation. A certified HVAC technician needs to inspect the unit, clear the drain line with a vacuum or jet, and ensure the drain pan is intact and properly sloped. For a villa, the drain line might run a long way to an external outlet, which can get blocked with sand or debris.

Once the leak is permanently fixed, the REAL remediation begins. The small patch of visible mold indicates a larger hidden problem. Water wicks up through the concrete and into the wall cavity behind the skirting board. This requires professional mold remediation: removing the affected skirting board, drilling small inspection holes to assess the wall cavity, using industrial air scrubbers with HEPA filtration, and applying EPA-approved antimicrobial solutions to eliminate the mold at its source. Simply cleaning the surface does nothing to address the colony growing within the structure.
