How to assess and dry a damp ceiling patch?« Back to Previous Page

We've lived in our villa in Al Quoz for about 5 years and just discovered a dark, damp patch spreading across the ceiling in our upstairs hallway. It’s directly under the flat roof area. We didn't think much of the rain last week, but now I’m worried water got trapped up there. What’s the first thing we should do to get this properly assessed and dried out?

Based on the symptoms you described, this is a classic case of post-flood water ingress, likely from last week's rain. The flat roof design common in Al Quoz is notorious for pooling water if the drainage scuppers or outlets are even slightly blocked.
First, for your safety, switch off the electricity to any light fixtures or wiring running through that section of the ceiling immediately. Water and electricity are a lethal combination. Do not just paint over it. The first step is a professional assessment. The dark colour indicates active microbial growth (mold) has already begun, which is a serious health hazard. The trapped water in the flat roof void needs to be located and the extent of saturation in the ceiling slab and insulation determined using moisture meters and thermal imaging cameras. This is not a DIY job. In the UAE, all remediation work must comply with the Dubai Municipality code for building hygiene and safety. A certified company will follow a strict protocol: first, containing the area to prevent spore spread, then extracting any standing water, using industrial dehumidifiers and air scrubbers to dry the structure from the inside out (this often requires strategic openings), and finally, the hygienization process to safely remove the contaminated materials and disinfect the area. Given the location and the fact it's already damp and dark, this requires urgent professional intervention to prevent structural weakening and health issues. Please, get a proper assessment.
