The AC unit in my Jumeirah Village Circle apartment has been leaking a surprising amount of condensation water all summer, and it just drains onto the balcony. I feel like I’m wasting a ton of water that could be used for my plants or something. Is it my responsibility as a tenant to set up a collection system for this, or is this something the building management or landlord should handle?

This is an excellent and very common question here in Dubai. The sheer volume of condensation an AC unit can produce in our climate is staggering – it's essentially distilled water, so you're right, it's a waste not to use it for plants or cleaning.
In the UAE, the responsibility for the maintenance and repair of fixed air conditioning systems, including their drainage, typically falls on the property owner or landlord, as per the standard tenancy contract and Dubai Law No. 26 of 2007 Regulating the Relationship between Landlords and Tenants in the Emirate of Dubai (the 'RERA Law'). The drainage system, from the drip pan to the drain line and its termination point, is considered an integral part of that fixed system. Your responsibility as a tenant is generally to report the issue in writing to the building management or landlord. A persistent leak causing water accumulation can lead to structural damage, mold growth inside the walls or on the balcony (a major IAQ issue), or even pose a slip hazard. They are obligated to rectify it to prevent property damage. However, setting up a collection system for reuse is often an initiative taken by the tenant. Before you do anything, you MUST get written permission from the building management. Modifying the drainage without approval could inadvertently cause a backup, flooding your own unit or the one below you – a liability nightmare. A professional inspection is highly recommended. We often find that what appears to be simple condensation is sometimes exacerbated by a blocked drain line or a faulty drain pan, which needs proper remediation. If you're noticing musty odors inside alongside the leak, that's a red flag for microbial growth.
