AC leak causing asthma; DIY clean or professional mold remediation?« Back to Previous Page

The AC in our master bedroom has been leaking a bit onto the carpet for a couple of months, and now my wife's asthma has gotten way worse, with a constant wheeze she didn't have before. We live in an older building in Deira and I'm worried there's mold growing inside the unit or under the carpet. Is this something I can handle with cleaners from Ace Hardware, or do we definitely need to call in a professional mold remediation company, and what kind of cost are we looking at for a job like this?

Based on your description, this is a serious situation that absolutely requires professional intervention, not a DIY fix from Ace. A persistent AC leak for months in a Dubai climate, especially in an older Deira building, has almost certainly created a significant mold colony, both within the AC unit itself and, critically, in the saturated carpet and subflooring. The fact that your wife has developed a new, constant wheeze is a major red flag indicating her asthma is being severely aggravated by mycotoxins and mold spores now airborne in your bedroom.

Cleaning the visible surface with off-the-shelf chemicals will not address the root problem. The mold will be growing deep within the carpet fibers, the underlay, and the concrete slab below, which acts like a sponge. Furthermore, the internal cooling coils and drip pan of the AC unit are likely contaminated and continuously spewing spores into the air you breathe. UAE regulations, particularly from Dubai Municipality, have strict guidelines for indoor air quality and mold remediation to prevent exactly this kind of health hazard.

For a proper remediation, the process involves: 1) A certified indoor air quality test to identify the spore types and concentration levels. 2) Containment of the area to prevent cross-contamination. 3) Professional removal of the water-damaged carpet and underlay. 4) Drying and treatment of the subfloor. 5) Hygienization of the entire AC duct system. The cost for a single room can range from AED 2,500 to AED 6,000+ depending on the extent of the damage and AC involvement.

Do not risk your wife's health. You need a professional assessment immediately. Call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a thorough inspection and a definitive solution.
