AC Leak Causing Black Mold: DIY Clean or Call Pro?« Back to Previous Page

The AC in our villa in Jumeirah seems to be leaking a bit of water into the closet in the master bedroom, and now I’m seeing these black speckles on the back wall and our shoes. We’ve been ignoring it for a couple of weeks but it’s slowly getting bigger. Is this something I can just clean with bleach myself, or do I need to call a professional company to handle it before it gets worse?

Based on your description, this is a classic case of mold growth due to an AC condensate leak, a very common issue in Dubai's humid climate. Those black speckles are almost certainly mold colonies.

Here’s the critical issue: Bleach is a surface-level disinfectant and is NOT recommended for porous materials like drywall, wood, or your shoes. It is mostly water, which soaks in and can actually feed the mold roots (hyphae) growing deep within the material, causing the problem to return worse than before. It also doesn't address the root cause: the moisture from the AC leak.

For a small, surface-level patch on a non-porous surface, a DIY clean with a dedicated mold cleaner might be sufficient. However, your situation has several red flags that strongly indicate the need for a professional inspection and remediation:

• Location: The mold is inside a closet, likely on porous materials (wall, shoes).
• Duration: The leak has been ongoing for weeks, allowing for deep penetration.
• HVAC Involvement: The source is your AC unit. Spores can become aerosolized and distributed throughout your villa's entire air system.

In the UAE, professional remediation companies follow strict guidelines to contain the area, remove contaminated porous materials safely, and use industrial-grade HEPA filtration to clean the air. They will also identify and correct the moisture source—in this case, the AC leak—which is absolutely essential.

Given the potential for hidden growth and cross-contamination via your AC, I strongly recommend you stop the leak immediately and call a professional for an assessment. Our certified inspectors can conduct air and surface sampling to determine the spore count and extent of the problem.
