Who is responsible for mould removal in Dubai rentals?« Back to Previous Page

My kids have been coughing a lot at night and I’ve just noticed a small patch of black mould forming on the ceiling in the corner of their bedroom. We live in an older building in Deira and I’m worried the recent humidity made it worse. What are the Dubai Municipality guidelines for getting this professionally inspected and who is responsible for the removal, me or the building management?

This is an excellent and very common question here in Dubai, given our climate. The responsibility for mold remediation in a rental property is primarily dictated by the tenancy contract and Dubai Law No. 26 of 2007, known as the Dubai Rental Law, along with specific public health guidelines from Dubai Municipality.

The general principle is that the landlord is responsible for the structural integrity and maintenance of the property's main components, including the building envelope (walls, ceilings, roof) and the central air conditioning system. If the mold growth is a result of a structural issue—such as water infiltration from a leaking roof, faulty external plumbing, or a burst central AC condensation line that has seeped into the ceiling void—then the financial and remedial responsibility falls squarely on the landlord or the building management. Your situation in an older Deira building with ceiling mold strongly suggests a potential leak from the unit above or from the building's structure itself.

However, the tenant is responsible for maintaining the internal environment. This includes regularly servicing split AC units (a huge source of humidity if neglected), ensuring proper ventilation to reduce condensation, and promptly reporting any signs of dampness or leaks to the landlord. If the mold is purely due to tenant negligence, like a lack of AC maintenance leading to excessive humidity, the cost could be yours.

My strong recommendation: Do not attempt to remove it yourself. Disturbing mold can aerosolize spores and worsen your children's respiratory issues. You need a professional inspection to identify the exact moisture source. We use thermal imaging cameras and moisture meters to pinpoint the leak's origin, which is crucial for determining liability. The remediation must then follow Dubai Municipality's strict hygienization protocols to ensure it is removed safely and completely.

For immediate advice and to schedule a certified inspection to document the cause, I advise you to call the experts at 800-MOLDS (800-66537) or email hello@saniservice.com. They can provide a report that will be essential for discussions with your landlord or building management.
