How urgent is mold testing for AC leak and black spots?« Back to Previous Page

The AC in our master bedroom in our Mirdif villa has been leaking a bit for the last couple of weeks, and now I’m seeing a few small black spots spreading on the wall behind the curtain. With the humidity rising, I’m worried it’s getting worse quickly. How urgent is it to get professional mold testing done here, like is this a call-I-need-to-make-tomorrow situation or can it wait until the weekend?

Based on the symptoms you've described in your Mirdif villa, this is a situation I would classify as urgent and warrants professional testing within the next 48-72 hours, not the weekend.

The combination of a persistent AC condensate leak and visible black spore colonies spreading on the wall is a significant red flag. Here's why it can't wait: The leak has created a constant moisture source, and Dubai's rising humidity provides the perfect environment for rapid mycological growth. What you see on the surface is often just a fraction of the colonization, as the hyphae (the root system) can penetrate deep into the drywall and insulation behind it. This compromises indoor air quality and can lead to health issues, esp for those with respiratory sensitivities.

For a proper assessment in the UAE, we don't just do a simple swab. A certified inspector will conduct non-invasive moisture mapping with a protimeter to find the full extent of water damage, take air samples to compare spore counts inside vs. outside, and likely tape-lift samples from the spots for lab analysis to identify the exact species. This is crucial because some molds like Stachybotrys (toxic black mold) require more aggressive remediation protocols.

Don't attempt to clean this yourself, as disturbing it will aerosolize the spores. Shut off the AC unit servicing that room to prevent it from spreading spores throughout the ductwork and call a professional immediately for testing and a remediation plan.

Call our team at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an emergency inspection. We can be at your villa tomorrow to contain the situation.
