As a tenant, what can I seal to lower AC costs?« Back to Previous Page

The AC in my apartment seems to be constantly running and my DEWA bill last month was shockingly high. We’ve been living in this Jumeirah Village Circle villa for about a year, and I’ve just noticed a draft coming from all the window frames. I want to make things more efficient, but as a tenant, what am I actually allowed to seal or install myself, and what should I be asking the landlord to handle?

As a tenant in a JVC villa, you're right to focus on air leaks from window frames—it's a massive source of energy loss in our climate. Under the UAE's standard tenancy contract, you are generally permitted to perform minor maintenance and sealing without seeking landlord permission, as long as it's non-destructive and improves the property's condition.

Your primary focus should be on non-permanent sealing solutions. For the drafts you feel, I recommend using high-quality, removable acrylic latex or silicone sealant for the gaps between the window frame and the wall. For the operable parts of the window, adhesive-backed EPDM rubber foam weatherstripping is excellent; it's a DIY job and can be removed without residue when you vacate. Also, check the seal on the main entrance door; a simple door sweep can block a significant draft.

However, if the draft is severe, it may indicate a larger installation issue with the window unit itself. This is a structural problem the landlord is responsible for rectifying. You should formally request they inspect and potentially re-seat or re-seal the windows professionally.

Given the high DEWA bill, the draft might only be part of the problem. An undersized or faulty AC unit, poor insulation in the villa's walls, or ductwork leaks in the attic space could be major contributors. For a comprehensive assessment, I strongly recommend a professional energy audit. Our team uses thermal imaging cameras to pinpoint exactly where your cool air is escaping and provide a detailed report for your landlord.

For a thorough inspection to identify all the inefficiencies, please call us at 800-MOLDS or email hello@saniservice.com. We can provide a detailed report you can use to formally request repairs from your property management.
