How to stop closet moisture and clean black mold?« Back to Previous Page

Our master bedroom closet on the outside wall has started getting black spots on the leather bags and shoes we stored there. We’ve lived in our villa in Jumeirah for years, but this only popped up over the last humid summer. I’ve wiped it away twice but it keeps coming back. What’s the proper way to clean this and, more importantly, how can I stop the moisture from getting in there in the first place?

Good day. That's a classic and very frustrating issue we see in villas across Jumeirah, especially after a humid summer. The black spots are almost certainly mold growth, which is feeding on the organic materials in your leather goods due to excess moisture. Here's the proper approach.

First, cleaning: Do not just wipe it. This disturbs the spores and spreads them. For porous materials like leather, a professional assessment is best to see if they can be salvaged. You can carefully wipe non-porous surfaces like the closet walls with a solution of detergent and water, but never use bleach—it doesn't kill the root and can off-gas dangerous vapors.

The real solution is stopping the moisture. In our climate, this is almost always due to condensation caused by the temperature difference between the air-conditioned room and the hot, humid air outside the villa wall. The wall is acting as a "cold bridge." To fix it, you need to 1) Improve ventilation inside the closet. Leave the door open regularly and consider a small battery-operated dehumidifier or moisture absorber. 2) Most importantly, address the root cause. This likely requires a professional inspection to identify the exact source of the condensation and properly insulate the wall from the inside to prevent the surface temperature from dropping below the dew point.

Given that it's recurring on an outside wall, I strongly recommend a professional inspection. We use thermal imaging cameras to pinpoint the exact condensation points and moisture meters to assess the wall's saturation level. This is the only way to guarantee a permanent fix.
