Can I clean this AC mold myself or need a professional?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit into the wall behind it for a couple of months. I finally pulled the unit out yesterday and found a patch of black and greenish mold about the size of a dinner plate on the drywall. Is this something I can safely clean myself with bleach, or is it a sign of a bigger problem that needs a professional mold inspection?

Based on the description you've provided, I would strongly recommend you stop and call a professional for a proper inspection. Here's why:
That visible patch of mold on the drywall is almost certainly just the tip of the iceberg. The real concern is the moisture that has been leaking for months. Drywall is porous, meaning the water and resulting mold growth have likely infiltrated deep into the wall cavity, which you cannot see or effectively treat with a surface cleaner like bleach. In our climate here in Dubai, with its high humidity, this creates a perfect breeding ground for extensive microbial growth. Bleach is actually not recommended for porous materials. It only bleaches the surface mold white while leaving the root structure intact, and the moisture from the bleach solution can even feed the mold deeper inside the wall. It also fails to address the primary issue: the ongoing AC leak. Under the Dubai Municipality guidelines, this is considered a contamination issue that requires proper assessment. We would need to conduct a thorough inspection, including moisture mapping and likely air and surface sampling, to determine the full extent of the contamination. The remediation process would involve isolating the area, safely removing the affected drywall, treating the cavity, and ensuring the AC leak is permanently fixed at its source to prevent recurrence. For a situation of this duration and size, a DIY approach is a significant health risk and will not solve the underlying problem.
