How to permanently remove mold from AC leak in Dubai?« Back to Previous Page

The AC in our bedroom in our Jumeirah villa has been leaking a bit of water onto the carpet below the vent. I’ve been drying it, but now there are a few black spots appearing on the skirting board and the room has that damp smell. I’m really worried it’s spreading behind the walls. What’s the most effective way to deal with this to make sure the mold is completely gone for good?

Based on your description of the AC leak in your Jumeirah villa, this is a classic and serious scenario we encounter daily in Dubai. The black spots and damp smell are clear indicators of active mold growth, and your concern about it spreading behind the walls is absolutely valid. The UAE's high humidity acts as a catalyst, allowing mold to proliferate rapidly within wall cavities and under flooring from a persistent water source like a leaking AC unit.

Permanent removal is a multi-step process that cannot be achieved by surface cleaning alone. First, the root cause—the AC leak—MUST be fixed by a certified HVAC technician to stop the moisture intrusion. Secondly, the affected porous materials, like the carpet and potentially the damaged section of the skirting board and drywall, will likely need to be removed and discarded. Mold roots (hyphae) penetrate deep into these materials, making complete removal impossible.

The underlying structure must then be professionally dried using industrial-grade HEPA air scrubbers and dehumidifiers, not just fans. only after moisture levels are confirmed to be within normal limits can antimicrobial remediation of the area begin. This involves sealing the area, using specialized equipment to remove contaminated particles from the air, and treating the area with EPA-approved biocides.

Given the potential for hidden growth, a professional inspection with moisture meters and borescopes is critical to assess the full extent. DIY attempts often disturb the colony, releasing a massive amount of spores and exacerbating the problem. For a permanent solution and to ensure your family's health, this requires a certified remediation protocol.
