Can I safely clean AC mold myself or need a pro?« Back to Previous Page

Our villa in Al Barsha has been way more humid than usual since the weather changed. I just opened up the AC unit in the guest room and found a bunch of black mold around the chiller coils. I’m handy with basic fixes, but dealing with mold freaks me out a bit. Is this something I can safely clean myself with a coil cleaner, or do I absolutely need to call a professional HVAC company?

Finding mold in your AC chiller unit in Al Barsha is a very common issue here in the UAE, especially with our high humidity levels. While you might be handy, I strongly advise against a DIY cleaning for this.

The black substance you're seeing on the coils is almost certainly mold, and disturbing it without the proper containment protocols can aerosolize the spores, spreading them throughout your villa's ductwork and living spaces. This can turn a localized problem into a whole-house contamination issue. Consumer-grade coil cleaners are not biocides and often just bleach the surface, leaving the root colony intact to regrow. More importantly, the chiller's drain pan and condensate line are likely also contaminated, which you can't properly access or treat without specialized equipment.

Under the UAE's public health and safety guidelines, improper mold remediation that leads to cross-contamination can be a violation. For a system that services the entire living environment, a professional inspection and remediation is not just recommended, it's the only safe and effective course of action.

We use industrial-grade HEPA vacuums, antimicrobial fogging, and negative air pressure machines to contain and eradicate the growth at its source, including the entire air distribution system. This ensures it doesn't come back and protects your family's health.
