How to clean and prevent AC leak black mold?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a bunch of black spots spreading out from the corner of the wall. We've lived here for 2 years and just noticed this after the weather got really humid last week. What’s the most effective way to clean this and stop it from coming back for good?

Based on your description, this is a classic case of AC condensate drain line leak leading to secondary water damage and mold growth, exacerbated by Dubai's recent high humidity. The black spots are almost certainly Cladosporium or Stachybotrys, both common here.

First, safety: Do not disturb the area. Mold spores become airborne when agitated. For a small area (less than 1 sq meter), you can carefully clean it yourself. Shut off the AC unit to stop the moisture source. Wear an N95 mask, gloves, and safety glasses.

For cleaning, a solution of detergent and water is sufficient for non-porous surfaces, but carpet and drywall are porous. You'll need to scrub the affected carpet area with a microbial cleaner, then extract all moisture with a wet vacuum. However, if the mold has penetrated the carpet backing or the wall, professional remediation is required. The wall may need to be opened, inspected, and the affected drywall or insulation replaced.

To stop it for good, the root cause must be fixed. The AC unit's drain pan or condensate drain line is likely clogged with algae or sludge, a very common issue here due to dust and high usage. This requires an AC technician to clear the line and possibly install an algae tablet to prevent recurrence. You must also address the humidity; ensure your AC is running sufficiently to dehumidify the apartment, especially during the humid summer months.

Given the spread you're describing, this is likely beyond a simple DIY fix. We strongly recommend a professional inspection to assess the full extent of the water damage hidden within the wall cavity. Improper handling can spread contamination throughout your apartment.
