How to permanently fix AC leak and black mold?« Back to Previous Page

The AC in our apartment in Jumeirah seems to be leaking a bit of water into the closet where the unit is, and now we’ve spotted black mold growing on the back wall and some shoes. I’ve wiped it down with bleach, but I’m worried it’s just going to come back with the humidity. What’s the most effective, permanent way to fix the leak and clean this so it doesn't keep happening every summer?

The issue you're describing is a very common one here in Dubai, especially during the high-humidity summer months. The black mold is a direct symptom of the AC condensate leak, so just wiping it with bleach is a temporary fix at best. The spores are still present, and the moisture source is still active.
The most effective, permanent fix requires a two-step professional approach. First, the root cause must be addressed: the AC leak. A certified HVAC technician needs to inspect the unit, clear the clogged condensate drain line (the most common culprit), ensure the drain pan is not cracked, and verify the unit is properly leveled. Without this, the problem will recur. Second, the existing mold must be properly remediated. For a situation where the mold has penetrated porous materials like drywall and shoes, surface cleaning is insufficient. Professional remediation involves containing the area to prevent spore spread, removing contaminated materials (the affected section of drywall, the shoes), HEPA vacuuming, and applying EPA-approved antimicrobial agents—not just bleach, which doesn't kill the root structure and can be corrosive. Given the health risks and the potential for mold to grow within the AC unit itself, we strongly recommend a professional inspection. Our certified mold inspectors can identify the full extent of the contamination and create a remediation protocol that complies with Dubai Municipality's health and safety standards.
