AC mold from leak: DIY clean or call professional?« Back to Previous Page

My bedroom AC unit in my Mirdif villa has been leaking a bit of water, and now I’ve spotted black mold starting to form around the vent on the wall. It’s been like this for a couple of weeks since the humidity really kicked in. Is this something I can clean myself with bleach or should I call a professional company to deal with the mold water?

Based on the symptoms you've described – a leaking AC unit and visible black mold around the vent in your Mirdif villa – this is a common but serious issue here in Dubai, especially with our high humidity levels.

That black discoloration is almost certainly microbial growth, and the water leak is providing the constant moisture it needs to thrive. While a small, surface-level spot might be addressed with a DIY approach, I strongly advise against using bleach. Bleach is ineffective on porous surfaces like drywall and can actually aggravate the problem by releasing harmful spores into the air and leaving behind moisture, which feeds the mold root system. For a proper clean, you'd need an EPA-approved fungicide.

However, the critical factor here is the hidden damage. The leak has been ongoing for weeks. The water has almost certainly seeped into the wall cavity, insulation, and possibly the AC ductwork itself. This means there is a extensive colony growing out of sight that you cannot address yourself. Disturbing it without proper containment, such as during a DIY clean, can lead to a full-blown contamination of your bedroom air.

In the UAE, professional remediation is not just recommended; it's often required by landlords and property management companies to ensure the job is done to a standard that protects the building's integrity and occupant health. Our teams use specialized equipment like moisture meters, boroscopes, and HEPA filtration units to fully assess and remediate the problem at its source, not just the visible signs.

For a situation like this, a professional inspection is non-negotiable. Please do not attempt to clean this yourself. Call our certified team for an immediate assessment at 800-MOLDS (800-66537) or email hello@saniservice.com. We serve the Mirdif area regularly and can quickly determine the extent of the damage and provide a definitive solution.
