How to treat black mold from AC leak in Dubai?« Back to Previous Page

The AC in our villa in Jumeirah 3 has been leaking a little for a while, and now I've found a patch of black mold on the wall behind the bedroom curtain. It's been especially humid lately and I'm worried it's spreading inside the wall. What's the best way to treat this myself to stop it for good, and should I call a professional company for an inspection?

Good afternoon from Dubai. This is a very common issue we see, especially in older villas in Jumeirah. That black patch is a definite red flag that requires immediate attention.

First, a critical point: treating the visible mold is only addressing the symptom, not the root cause. The leak from your AC unit is providing a constant source of moisture, which is all mold needs to thrive. Until that leak is repaired by a qualified HVAC technician, any cleaning will be temporary.

For a small, surface-level patch (less than ~1 square foot), you can carefully clean it yourself. I strongly recommend wearing an N95 mask, gloves, and eye protection. Do NOT use bleach. Mix a solution of warm water and detergent or a dedicated EPA-approved fungicide. Scrub the area gently, but be aware that if the mold has penetrated the porous drywall or plaster, surface cleaning will not remove it. The wall may need to be cut out and replaced.

However, your concern about it spreading inside the wall is extremely valid. In Dubai's high humidity, mold spores travel through wall cavities and the AC ductwork itself, contaminating other areas of your home out of sight. This poses a significant health risk and can compromise the structural integrity of the building materials.

For a situation like this, with a persistent leak and suspected hidden growth, a professional inspection is absolutely warranted. We use thermal imaging cameras and borescopes to see inside your walls and assess the true extent of the contamination. DIY attempts often spread the spores further.
