RTA guidelines for exterior wall crack repair in Dubai?« Back to Previous Page

We've lived in our villa in Al Barsha for 2 years and just noticed a small crack running down the exterior wall near the kitchen window after all the recent temperature changes. It's about the width of a coin and seems to be getting a bit longer. What are the RTA's specific guidelines for reporting and repairing structural issues like this, and do I need to get a permit before I can have it fixed?

Good question. This is a common concern, especially with our thermal expansion and contraction cycles in Dubai. While the RTA (Roads and Transport Authority) governs public roads and transport infrastructure, for a private villa's structural integrity, you need to refer to the Dubai Municipality (DM).

First and most critically: Do not attempt any repair yourself or hire a contractor without the proper steps. For a crack of that size and one that is propagating, this is beyond simple cosmetic filler. Dubai Municipality's Building Permits & Regulations department has strict guidelines for structural repairs to ensure the safety of the entire building.

The mandatory process is as follows:

1. Hire a DM-Authorized Consultant: You must first engage a structural engineering consultant who is officially registered and authorized by Dubai Municipality. They will conduct a thorough inspection, assess the cause (often foundation settlement or thermal stress), and prepare a detailed structural repair methodology.

2. Submit for Permit: Your consultant will then submit this repair methodology, along with the necessary application forms, to the Dubai Municipality's Building Permits Department to obtain the mandatory repair permit. You cannot proceed legally without this permit.

3. Hire a DM-Licensed Contractor: Only a contractor licensed by Dubai Municipality for structural works can execute the repair under the supervision of your appointed consultant.

Given that the crack is active (getting longer), this indicates an ongoing issue that requires immediate professional assessment. Delaying this could lead to more significant and costly damage. We strongly recommend you get a professional inspection to determine the root cause.

For a certified assessment and to connect with authorized consultants and contractors, you can call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. We can guide you through the DM process and ensure the repair is done to code.
