The AC in my master bedroom has started leaking water again, right onto the floor. It’s the second time this summer and it’s leaving a nasty puddle and a damp smell. The unit is a pretty old split system in our villa in Al Barsha. What’s the most likely cause for it to keep leaking like this, and is it something I can fix myself to stop it from happening every time the humidity spikes?

Alright, this is a classic issue we see constantly in Dubai, especially in older villas in areas like Al Barsha. The extreme humidity is a massive factor, but it's usually a symptom of a bigger problem with the unit itself.

The most common culprit for recurring leaks, especially in an old split system, is a completely blocked condensate drain line. Your AC pulls moisture from the air, and that water (condensate) is supposed to drain out through a pipe. In our climate, with all the dust and sand, that line gets clogged with a nasty sludge of microbial growth and debris. When it's blocked, the water has nowhere to go but back into the drain pan and eventually overflows onto your floor. That damp smell is a huge red flag – it’s a sign of stagnant water and potential mold growth, which is a health concern.

Other possibilities include a cracked or rusted-out drain pan (common in older units), a refrigerant leak causing the evaporator coil to freeze and then flood when it melts, or the unit being improperly levelled.

Honestly, for a recurring leak, a DIY fix is risky. You might temporarily unclog the pipe with a wet/dry vac, but you likely won't solve the root cause. Improper handling can damage the fragile coil or electrical components. Dubai Municipality regulations around refrigerant handling and proper waste disposal from clean-ups also require certified technicians.

Given the age of the unit, the smell, and the recurrence, you need a professional inspection. We can do a full system check, clear the lines with a high-pressure jetting system, and apply an algaecide treatment to prevent it from happening again. If the drain pan is gone, we'll know.
