Mold in AC vent: first step to fix it?« Back to Previous Page

We've lived in our villa in Jumeirah for 2 years and just noticed a weird, damp smell coming from the AC vents in the master bedroom. It's been getting worse over the last couple of weeks, and now there's a small patch of black spots on the wall near the vent. Is this definitely mold from the chiller unit, and what's the first thing I should do to get it fixed?

Based on your description, that's a classic presentation of mold contamination originating from the AC system, likely the chiller unit or the internal air handling unit (AHU). The damp, musty odor and visible black spots near the vent are strong indicators. In Dubai's high-humidity climate, this is a very common issue, especially if the condensate drain line is clogged or the chiller's drip pan is holding stagnant water.

The absolute first step is to shut off the AC unit for that specific zone immediately. Continuing to run it will actively blow mold spores throughout the room, exacerbating the problem and potentially affecting your health. Do not attempt to clean the visible spots on the wall yourself with bleach or other retail products, as this will only disturb the spores and not address the root cause inside the ductwork.

For a villa in Jumeirah, the source is almost certainly within the system itself. This requires a professional inspection. We use specialized tools like borescopes to inspect deep inside the ducts and moisture meters to pinpoint the source of the dampness—be it a clogged drain line, insulation issues, or a problem with the chiller. Remediation involves containing the area, HEPA vacuuming the ducts, and applying EPA-approved antimicrobial solutions.

This isn't a DIY job. improper handling can violate Dubai Municipality's public health regulations regarding indoor air quality and contaminant dispersal. For a proper assessment and certified remediation, you should call our team at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. We'll provide a detailed report and a scope of work to resolve it safely and permanently.
